I'm Josh Genz, broker and co-owner of United Country Midwest Lifestyle Properties, based in Onalaska, Wisconsin. For 13 years I have helped owners sell and buyers acquire the two things I know best: land, and the homes and lifestyle that come with it. Around here people call me a land pro, and I take that seriously: farms, hunting ground, acreage, timber, water, access and the families who own them.

My career sits at the intersection most agents never stand in. Traditional residential firms know houses but treat forty acres as scenery. Land companies know the dirt but can't carry the house and the lifestyle with it. I was built for both at once: sophisticated residential representation plus real land, farm, hunting and recreational expertise, under one roof.

I combine personal land and outdoor experience with 13 years of real estate and brokerage leadership, the Midwest Lifestyle Properties agent network, United Country's national reach, land-specific marketing, professional video and media, and the technology and AI tools that are changing how rural property is sold. For sellers

Retiring from farming, settling an estate, downsizing, relocating, or unlocking value in a property you have owned for years. I find out what it is really worth, get it positioned, and market it to the buyers who can actually afford it.

For buyers

Looking for acreage, a hobby farm, hunting ground, a country home or an income property. I know the wells, the septic systems, the flood plains and the neighbors, and I will tell you about them before the inspector does.

For families & estates

Some of the hardest sales are the most human: a family farm, an inherited cabin, a place three generations built. I have done these with care and patience, and I will handle yours the same way.

A few beliefs I operate on.

    Price is a number, value is a story. The market pays for what a property lets the buyer imagine: the food plot, the pasture rent, the sunroom view. My job is to document both.

    Honesty beats hope every time. If the county highway is about to widen or the well tests slow, you want to know it from me, before the buyer's inspector finds a way out of the deal.

    Marketing wins price for the seller. The right buyer for a hunting tract is usually not looking for a house, and the right buyer for a country home is not looking for 160 acres. I make sure both find it.

    A land transaction is a relationship. Family farms come with feelings. I have sat at kitchen tables and talked through what a place has meant for forty years. That part matters, and I don't rush it.
